Mixed Use Development

One of the defining features of the Terminal 1 redevelopment is the interplay between public outdoor spaces, common areas, and privately developed mixed-use buildings including retail, office space and hotel accommodations. Parking facilities will also be allocated. The LPC-West division of Lincoln Property Company is the master developer for the mixed-use development on the northern two blocks. Vancouver-based Vesta Development constructed the AC Hotel by Marriott, featuring 150 guest rooms, on the property’s southwest block.

The northern portion of the property has been divided into Blocks A & C. Lincoln Property Company is planning the development of two mid-rise buildings in partnership with Terminal 1. Vancouver-based ZoomInfo plans to move its global headquarters into both of the mixed-use office towers. Lincoln Property has five decades of experience with these types of developments throughout the USA.

The buildings are planned with about 366,000 square feet of space. ZoomInfo signed a lease for both towers and the company will relocate to the new office in phases. Renderings show a blue exterior of the future building with plenty of glass. A skybridge on the building spans a garden walkway (the Launch) to an adjacent building on Terminal 1; both “towers” of the development are part of the ZoomInfo headquarters. Retail will front the towers on the ground floor along Columbia street, with parking behind the retail and under the towers.

Terminal 1 properties fall within the Downtown-South/Waterfront Opportunity Zone and new developments may qualify for special consideration.

With a planned 200,000+ square feet for commercial use, the development is expected to attract technology companies and others interested in a spectacular waterfront working environment.
